Coating Systems and Roof Restorations

The right system depends on what your roof is made of, how it drains and how long a warranty you want. We are GAF only, and we tell you which system fits after we've been on the roof.

Coat It or Replace It?

A coating renews the surface of a roof that is still sound underneath. It costs a fraction of a re-roof because nothing is torn off and hauled away, and the building stays in use while we work.

It is the wrong answer when the insulation is soaked or the deck is failing, because a coating over a wet roof seals the water in. That's why every quote starts with a moisture survey.

How we decide between coating and replacement · Cost calculator

Roof coating
from $2.50 / sq ft

20,000 sq ft roof: from $50,000

Full replacement
from $8 / sq ft

20,000 sq ft roof: from $160,000

A coating typically costs about a third of what a new roof does.

Your price depends on the system, the thickness behind the warranty term and the repairs the survey finds. Spray foam is priced separately. Full price ranges and a calculator are on the cost page.

How a Coating Project Runs

The testing comes first, because the manufacturer's warranty depends on it and so does whether coating is good advice at all.

  1. Free roof survey

We walk the roof, check seams, flashings, drains and penetrations, and survey the assembly for trapped moisture.

  2. Adhesion testing

Test patches show the coating will bond to your roof. GAF requires it before issuing a warranty; it's a one-time $1,500 cost.

  3. Written proposal

The system, the application rate, the thickness and the warranty term, in writing, within 24–48 hours of the survey.

  4. Repair and prepare

Wet areas replaced, the roof cleaned, seams, fasteners and penetrations reinforced.

  5. Coat and register

The coating goes on at the specified rate, and the GAF warranty is registered for your building.

A GAF Warranty With No Dollar Limit

We are a GAF CoatingsPRO+ contractor, the level GAF requires before a contractor can issue its Diamond Pledge No Dollar Limit (NDL) guarantee on a coating system. NDL terms run 10 to 20 years. The term is set by the coating thickness: more coating, longer warranty.

On top of GAF's guarantee, we give our own 10-year workmanship warranty on every coating we install.

How the GAF coating warranty works

  • Covers leaks through the coating with no dollar limit on covered repairs
  • Term of 10, 15 or 20 years, tied to the application rate in the proposal
  • Requires the moisture survey and adhesion testing before it is issued
  • GAF certificate and our workmanship warranty, both shown to you before you sign

Buildings We Coat

Commercial buildings only: no homes. Most coating work is on large low-slope and metal roofs where a replacement would be a major capital project.

Commercial Roof Coating in Houston: Common Questions

Commercial roof coating in Houston starts at $2.50 per square foot and typically runs $2.50 to $4.50, about a third of the $8 to $16 per square foot it costs to replace the roof. Where your roof lands in that range depends on the coating system, the thickness needed for the warranty term you want, and how much repair the roof survey finds. Spray foam roofing is priced separately.

The GAF No Dollar Limit warranties we issue on coating systems run 10 to 20 years, and the term depends on how thick the coating is applied. The Roof Coatings Manufacturers Association notes that coating performance varies with the type of coating, conditions and film thickness, and that most coating systems can be recoated as they wear instead of being torn off.

No. A coating needs a roof that is sound underneath. Saturated insulation, a damaged deck or a roof that has failed across its surface calls for repair or replacement first. Ballasted and gravel-surfaced roofs are not normally coated without special preparation. The moisture survey and adhesion tests tell us which side of that line your roof is on.

It depends on drainage. Acrylic data sheets restrict acrylic from surfaces where water ponds, so roofs that hold water after rain usually get silicone. In GAF's coating specifications silicone reaches a 20-year term, while plain acrylic over smooth asphaltic roofs tops out at 15 years. On sloped metal or a roof that drains well, acrylic can be the lower-cost choice.

Not on its own. Leaks are found and repaired before the coating goes on, and wet areas of the roof are replaced. The coating then adds a seamless waterproof layer over the repaired roof. Counting on a coating to find and seal active leaks is how coating jobs fail.

No. We coat commercial buildings only: warehouses, retail centers, offices, churches, schools, apartment buildings and metal buildings.
